Bad Experience

Terrible communication ! This process has been overwhelming, super stressful and I just cannot wait to get it over with. All that has been done is documents uploaded and they expect signatures without communicating on what the customer is signing. I Have gone through the process before years ago and I never went through all the *** I am going through now. They expect everything to be submitted as soon as they ask for it but they are slow on their side. I have been waiting to close a month ago.

Purchasing a home is a very tense and stressful time for any family. Nobody expects any government entity to show any compassion but the people who work for these companies should rememeber that they too, at one point in time, was once a normal person before being exalted into their position. The incompetence at VanDyk is astounding. The attitidues are so disheartenting it makes you question wether buying a home for your family is worth the trouble. Which in itself is a truely heartbreaking experience. Where to start? from beginning to end the mis-information and mis-leading details of this process was ridiculous. As a first time home buyer not knowing what really to expect, I depended on the human aspect of things and went into this almost confident these "people" would help a fellow "person" .... I was wrong. Every converstation felt more like an interrogation. Paperwork not being taken care of and answering the same questions over and over makes you wonder who is actaully documenting the process? after 3 months of headaches and confusion I had enough. ... I have fired them today ... and although my my quest to acheive a quality home for my family still exist the pressure has lifted. Who wouldve thought buying a home would question your beliefs of human decency?

My daughter applied for a pre-approval so she could look for a home. She was approved for $130,000! She paid out of pocket for appraisal and home inspection and everything turned out perfect. She was told she had to close on 3/19/19 on this pre-approval and so everyone was set to go, on the day of closing “underwriter” found a problem and my daughter would have to come up with another $3000 so no way she could come up with that amt of money in less than 5 hours! This company gives the appearance of being a “scam” and just gets up front money from applicants and then finds a loophole to not fund the mtg!

I did a VA loan with this company and they are so desorganized that we had sent all the documents and even the money for the closing and last two days before the closing they requested more documentation, which postponed the closing twice since they did this more then once. What pissed me off is that in both situations me and my husband had to ask for days off because they promised we would close and we work jobs which you can’t ask for days off two days before you need it. And even with that effort we still didn’t close on the day they said we would. They think we have money to burn just postponing whenever they want and disrespecting the customer. I won’t even start by saying the Loan originator texting me asking me “where the closing money would come from since she didn’t see us having any money”. How dare this lady say I don’t have money. They invaded my privacy in a way beyond acceptable. We gave them everything in our life and even i had to pay $100 to translate a bank statement that was in Portuguese. These people had access to my whole life and income. At last minute saying they forgot to send me this and that document and that because of that we would have to postpone again the closing. unexceptable. And these are just little things they made us go through. I wouldn’t use this *** company again even if they paid me a million dollars. Never again and would not recommend it to nobody.

Essentially more of what is already listed on this site. I applied for a home loan and was approved with conditions. After sitting on all of my documents for four weeks ,they find out two days before closing that there is a problem with my tax records and can't approve me. Everything is packed, all service providers have been hired, utilities companies notified, etc. How does this happen? Underwriters literally have one job and that is to review documents, do all the pertinent research and approve the documents. If this is how I performed my duties at work, I would no longer have a job with my employer.

Still waiting to close after they missed multiple closing dates. It's been almost 2 weeks since the signed and agreed upon closing date. Costing me money and I'm not facing a lawsuit from the seller. The problem appears to be the structure of the company. Loan Officers are brought in and all the grunt work is done by low wage workers. The Underwriters are also outsourced, throw in the Lender themselves and you end up with 4 or 5 people playing telephone and dropping the ball. This is a completely unprofessional and incompetent group that don't know what they are doing or how to do it

They can sure take away your dream

If there were a zero rating i would give it, Dealing with this morgage company was a total nightmare. I did have some issues, but everything they requested, i gave them. Including paying off approx $10k in financial responsibilities. Sold my house in indiana to enjoy my retirement dream in florida because of the verbal committment from Brian Forrester. Found a house, recieved pre approval to purchase. Signed all the cd documents reqiured, set closing date and time. Realize i had spent moving cost down here, plus $1000 escrow fee to title company, $400 home inspection, $40 termite inspection, $300 survey, $400 home appraisal. Seller was moved out of house because closing in 2 days. Recieved call from Brian Forrestet stating loan was denied. I was 1 hour away from transferring $53k to the title company, not to mention i already has all the utilities ready to be turned on, new bedroom suite to be delivered, new blinds and decorations for house. I am out approx $17000 and still no place to live. I would NOT recommend doing business with Vandyke morgage for this reason. If you choose too, expect you florida retirement dreams to be shatteted at the last minute.

Here's the short version of my 4 month nightmare caused by VanDyk Mortgage.

Initial mortgage application and pre-approval completed in March.

House under contract in May. It's a renovation loan so it's a little more complicated.

First closing date was set for 6 weeks after contract was executed. Van Dyk needed "a lot more" time to process. Made promises to have it done beginning of August and requested and was granted another 6 week extension. August comes and they need one more week.

Another extension requested and approved, but the closing date comes and goes again. This has happened every single week since August 1st and now the seller has cancelled the contract. 7 extensions total before the deal went dead through no fault of ours.

We did everything they requested, provided documents immediately and solved any issues from underwriting within hours. Every time the file went to underwriting or "investor review" they needed 3 days to come back and request something else, rather than requesting it ALL at the same time.

This company cannot get their stuff together.

We requested a closing document early (mortgage liability waiver for estranged spouse) so it could be reviewed by a lawyer and were told they wouldn't release any documents because they didn't like lawyers reviewing their paperwork. Seriously??!

In addition to all the issues above, communication was NON EXISTENT. Phone calls, e-mails, text messages and voicemails went completely unanswered. We tried to escalate and the regional manager took the file over but just like the "branch manager" nothing was accomplished but more runarounds and broken promises (by the way, branch manager titles to Vandyk are assigned to every broker so they really aren't managing anything - - it's just a title).

To top everything off we got our final closing disclosure and they are trying to charge us nearly $5k for rate lock extensions caused by their inability to DO THEIR JOB. How many others have paid thousands towards rate lock extensions that weren't their fault? I will find out! **Read your paperwork and triple check everything as this company will try to take advantage and steal your money!!!** Don't make the mistake I did, find another company to service your loans.

This one is a complete JOKE. My experiences were specifically with Roxanne Chung (the "branch manager"), her assistant Tonya, the regional manager Mike Ninomiya, and his boss "Joe". These people did nothing but send us around in circles for four months and cost us a chunk of our life savings. Lesson learned.

I probably spent more time typing out this review than they spent looking at my file for four months. Update 1: I posted this review on their VanDyk Mortgage South Florida Facebook and was labeled a phony and bogus by the regional manager who then blocked me from his Facebook. Now that's professionalism and maturity! Update 2: Apparently they don't like me posting honest reviews of my experience with VanDyk Mortgage and have now threatened legal action for my posts despite every claim being 100% accurate.

It also appears most of their reviews are given by employees of VanDyk, realtors and title companies (kickbacks?). Funny how they couldn't act on my file but lightning quick to act when their scams are being exposed.

I wish I saw the previous review before electing to use this mortgage company. Frank Concepcion was the worst loan officer ever! From start to finish he screwed up. Pre qualifying us for loans we didn't qualify (we were buying a second home). Terrible attitude even when he screws up. Down to the closing table the document were not correct. My husbands Fico was in the high 700s. We could have gone anywhere. Stay clear of this loan officer. Please contact me with addition information and proof. FYI - this guy works out of KW realty in South Beach

Nightmare experience.

Nightmare experience. They changed our loan officer 3 times in the same week, would not return our phone calls. We nearly lost our house because of their very poor communication. We had to call repeatedly to get any information about our loan. The Regional Manager (Anthony Mosley) was so unprofessional, he cursed at my wife over the phone and told her not to call again. It's evident that much of their work is farmed out to other offices and they have a difficult time communicating internally. We had to call repeatedly to get any information at all and then no one showed up for the closing.

The VanDyk follow up:

After several conversations VanDyk Mortgage, Branch Manager Stephen Katz and I were able to come to agreeable for terms. I am happy to say that Stephen is a man of his word, champion for his employees and problem solver.

All I've ever wanted was for them to take responsibility for their actions and apologize. That has been done and now we can all move on.

If you hear these names: VanDyk Mortgage, Damon Ferguson(Lender) or Jessica Sirois(underwriter) RUN AS IF THE ZOMBIE APOCALYPSE IS HERE AND A MOUTH BREATHER IS 2 FEET BEHIND YOU!! 1) SSN wrong on 2 documents. When asked about this they said it would be "OK" because they were preliminary docs and would be changed. However, they weren't until after I received a letter from the IRS requesting additional information. 2) Appraisal submitted w/o review from underwriter with errors such as claiming the townhouse was an detached property. 3)Loan application submitted after new guidelines were introduced even though they had all of my information since July 2015 and had been under contract since August 18th 4) Final loan docs submitted w/ errors (i.e. closing costs, HOA fees) 5) Never addressed any of my questions regarding the numbers..ever. Only skirted around questions but never addressed 6) Attempted to increase the Appraisal costs at closing 7) Diminished the errors by calling them minor(on several occasions) to me the client instead of acknowledging and apologize their mistakes. They are authorized to process loans in all but 13 states so this applies to all of you if you're looking for a home including all of my real estate friends. They have corporate offices in Grand Rapids, MI and the Operations/Underwriting office in Tampa,FL

Van Dyk Mortgage Bait and Switch Poor Communication

Today I was contacted by James Beebe from VanDyk mortgage. Mr.

Beebe was courteous and apoligized for not making contact when it was originally scheduled. A certain amount of missed comunication is understandable since I am on the West coast and Mr. Beebe is two time zones away in Michigan. On a positive note I have a verbal commitment from Mr.

Beebe, that VanDyk mortgage has agreed to the original mutually agreed upon deal between Josiah Whalen and myself. I look forward to completeing the transaction as originally agreed and udating this complaint with further positive information regarding VanDyk mortgage.

At this point I believe the business practices I have questioned are not condoned by VanDyk but rather a result of mismanagement of one of the companies representatives. As things progress further I will provide updates.

After several weeks of research on a refinance of my mortgage I chose to work with Josiah Whalen of VanDyk Mortgage in Issaquah, WA. We went through several options and to make a long story short we decided on a loan that would meet my needs. I committed both verbally and in writing to the proposed "deal". My commitment was acknowledged by Josaih in writing. The proposal was sent via email followed by documents that were signed electronically. At this time I assume the rate is locked and the deal is solid. Five days go by during which I call and email Josiah with no return calls or email. Finally I get a call and I am told that the same loan will now cost me an additional $3,764. After several minutes of questioning Josaih I realize that he did not lock the rate as he should have and now the rates have moved and the "discount" is less than it was before and the loan is no longer as profitable as it was. I'm not completely sure what my legal position on this is but I intend to find out. What I do know is that this is bad business. I am not out to condemn VanDyk Mortgage for the mistakes of one of its employees but I am looking to VanDyk Mortgage to make it right and honor the original proposal as sent. To be fair I have made my position known to Josiah Whalen verbally and in writing, but have not received a return email or call from Jon Barnes at the corporate office. I look forward to hearing from him with some resolution. Update: Jon Barnes responded to me saying that he doesn't handle complaints. He is however the direct supervisor Josaih Whalen who created this mess. Mr. Barnes referred me to James Beebe and told me I would recieve a call the next day. No contact of any kind has been made by James Beebe.
